Most job ads list duties. This one lists outcomes, because that's how you'll be measured.
Reaction Realty is a family-owned brokerage managing 325 doors across the Inland Empire and growing to 500. Our owner is planning his succession, and this seat is the succession: you will run the operation — leasing, owners, maintenance, compliance, team, and systems — and grow it.
Your mission: run and grow the property management operation so the business reaches 500 doors and runs at full strength without the owners in the day-to-day.
How the seat phases in: you start working alongside the owners while you master the book, the systems, and the team. As you take command — day-to-day operations first, then the whole operation — your accountability and your pay step up with the authority, on a schedule written into your offer.
In year one, you will:
- Master the operation: AppFolio, HubSpot, and our AI-assisted phone system, used fluently and kept sharp
- Run leasing and maintenance at or better than today's cycle times, with zero compliance errors in your work
- Build owner trust: shadow owner relationships, then co-lead them — owners stay because they're taken care of
- Own the weekly one-page report to ownership: doors, delinquency, pipeline, issues — no surprises
- Work the growth pipeline with the owners toward 500 doors
From year two, the outcomes are yours: retain 95%+ of owners (none lost to a service failure), add a net 75 doors a year, and run a spotless compliance shop — DRE, trust accounting, fair housing, California landlord-tenant law.
You are:
- California DRE licensed — broker preferred, or a salesperson actively working toward broker
- Experienced in residential property management operations (bonus for 150+ doors and AppFolio fluency)
- Numerical and systems-driven; you manage from a dashboard, not a gut
- An owner-whisperer: landlords trust you because you protect their asset and return calls fast
- Calm and by-the-book in disputes, evictions, and emergencies
- Direct — you bring problems with a proposed fix attached
You are not: a caretaker looking to keep the seat warm. The mission is growth with the operation on rails.
Compensation
Compensation: Base salary $80,000 to start, on a written step-up ladder as you take command: $100,000 when you run the day-to-day, $125,000 when the owners are fully out of daily operations — each step earned against a written scorecard. Plus performance pay: a cash revenue growth share — 10% of property management commission revenue above the level in place when you're hired, paid annually and again each year the growth holds — plus a cash participation if the business is sold while you're here and performing. No equity; the upside is cash, and it grows as the book grows. Benefits: health insurance, retirement plan, paid time off. Expect 45–50 hrs/week plus on-call for property emergencies — this seat is measured on outcomes, not hours.
