The eastern IE rental landscape
San Bernardino County is the largest county in the contiguous United States by area. The western communities — Fontana, Chino, Rialto, and the foothill cities — are where the bulk of our management portfolio lives.
Fontana has emerged as a regional logistics powerhouse, anchored by the I-10, I-15, and SR-210 interchange. That employment base drives consistent demand from working families who need quality rental housing close to work.
Chino and Chino Hills sit at the convergence of San Bernardino, Los Angeles, and Orange counties — making them highly attractive to commuters who want space without sacrificing access. Rental inventory here is tight and quality tenants compete for well-maintained properties.

Rancho Cucamonga
Our home base for 14 years and the heart of our management portfolio. Consistently ranked one of the safest and most livable cities in California, with strong rental demand and low vacancy. Communities north of the 210 freeway tend to be older with larger lots — mature landscaping, established neighborhoods, and more space than the newer tracts to the south.
Alta Loma
One of Rancho Cucamonga's most established communities — known for horse properties, larger lots, and a foothill character that sets it apart. Some of the most desirable addresses in the IE.
Etiwanda
Top-rated schools and a tight-knit community feel. Highly sought-after by families looking for quality education and a quieter neighborhood pace.
Upland
Tree-lined streets, historic downtown, and a strong mix of single-family and multi-family rentals right on the LA County border.
Ontario
Major logistics and employment hub anchored by Ontario International Airport. High demand from warehouse and airport workforce renters.
Bloomington
An unincorporated community in San Bernardino County adjacent to Fontana, with a rural feel, agricultural roots, and a tight-knit population of about 23,000. Affordable rents and a community that's been quietly growing. A personal one for Ron — this is where Sandra lived with her family when they first started dating.
Fontana
One of the fastest-growing cities in SoCal. Major logistics hub with strong working-family rental demand and easy I-10/I-15 freeway access. It also holds a special place for our family — Ron's daughter Leia was born here at Kaiser Permanente Hospital. Between Sandra, Ron, and the team, we have personal connections to almost every major city in the Inland Empire. Fontana is one more thread in that story.
North Fontana
Borders Rancho Cucamonga and shares much of the same appeal — newer housing, great freeway access, and strong family rental demand. Ron lives adjacent to this community.
Chino
Western SB County gem bordering OC. Excellent schools, newer housing stock, and a high-quality tenant pool.
Chino Hills
Hillside community with top-ranked schools and one of the highest median incomes in the Inland Empire.
Rialto / North Rialto
Affordable rents and a growing industrial employment base make this a reliable rental market. North Rialto is quickly becoming the most desirable area in the city — anchored by the recently opened Renaissance Marketplace, which brings new restaurants, retail, and entertainment options to the area. It's an up-and-coming corridor worth watching for both investors and tenants.
Grand Terrace
A hidden gem sitting above Colton with better schools and a stronger sense of community. Grand Terrace is known for its safety, natural beauty, recreational opportunities, and a vibrant local economy — the kind of place families move to and stay.
Colton
Centrally located with easy freeway access and affordable rents. Diverse housing stock from older SFRs to newer complexes. A personal note from Ron: this is where he and Sandra rented their very first apartment as a young couple — affordable, convenient, and close to work. It holds a special place in their story.
East Highlands Ranch (East Highland)
A master-planned HOA community in Highland with newer homes, pools, a lake, trails, and family-friendly amenities managed by the East Highlands Ranch Association (EHRA). ⚠️ HOA community — landlords must comply with EHRA rules and rental restrictions. Falls within the Redlands Unified School District, which is a major draw for family tenants.
Highland / West Highland
Established residential communities adjacent to San Bernardino. And yes — our oldest daughter Lorraine — Reaction Realty's Showing Assistant — lives here with her fiancé Gus at one of our own rentals. We don't just manage properties in the IE, we live in them. Note: most of Highland falls within the San Bernardino Unified School District — an important factor for family tenants that landlords should keep in mind.
San Bernardino
San Bernardino holds a special place for the Reaction Realty team — Sandra earned her degree from Cal State San Bernardino, and Ron completed his real estate prerequisites at SBVC before sitting for his broker's exam. While the city has faced real challenges — fiscal hardship, struggling schools, and homelessness — bright spots exist throughout. Communities like Verdemont Heights near Cal State, Rosena Ranch off the 15 Freeway, and north SB near Arrowhead Country Club offer solid neighborhoods with real opportunity for buyers and tenants willing to look closer.
Redlands — The Jewel of the Inland Empire
There's a reason they call it that. South Redlands is lined with stunning Victorian and Dutch Colonial homes, tree-canopied streets, and a rich history that predates most of SoCal's suburban sprawl. It's home to ESRI — the world's leading GIS mapping software company, often called 'the Microsoft of the Inland Empire' — and the University of Redlands, where both Ron and Sandra earned their MBAs in 2008. Sandra grew up here, and Ron & Sandra bought their first home together here as newlyweds. This city means a lot to us.
Loma Linda
Home to Loma Linda University Medical Center — one of the region's largest employers. Strong, stable rental demand from healthcare workers and university staff.
Montclair
Growing transit-oriented community on the LA/SB county border with Metrolink access. Popular with commuters heading into LA.
